1 Franklin Town has alot to like, but there is also a list of downsides. Good: you are in the heart of the city within walking distance to Fairmount Park, the Convention Center District, Ritthouse Square, etc. Bad: if you are considering an apartment on the east side of the building you are facing the on ramp of 676 where trucks use their jake breaks to take the curve, Hahnnemann is also there Hospital with sirens blaring at all hours and an occasional helicopter landing too. Good: the building has many floors so you will probably be able to get the layout and view you would like. Bad: the view is of the Watermark Buildling, an on-ramp or a parking garage. Good: there is an on-site gym indoor pool, jacuzzi and two landscaped courtyards. Bad: the gyms machines are old and seem to be out of order on a regular basis. The pool is open from 8am-10, so early risers by habit or my choice are out of luck. In the evening lap swimmers have to dodge the noisy children. While the courtyards are lovely they are very small and cannot accommodate more than 10-15 people comfortably. Good: some Staff are helpful, courteous, interested in the resident's safety and creating a pleasant home for residents. Bad: other staff, do not enforce the safety procedures. The buzzer door is great, but once you are past it the inner door can be pried open. Good: parking is right across the street. Bad: the parking attendent in the evening is never in the booth. More often than not you will find him or her engaged in conversation with the guards at the front desk. You need to wait for a break in conversation or risk a surly look before conducting your business at the desk. The move out is painful. While you can break you lease expect to pay for it. You must submitt a form or a letter stating your intent to vacate. From the lease, you will be responsible for rent 60 days after you have sumitted notice to leave. Also for the Intent to leave to be enforcible you will need to pay a penalty of one month's rent. So you will probably end up paying three month's rent over a tow month period to vacate. Also while I do not believe it is intentional, check the math as you are moving in, moving out and for other charges. If you are looking for a temporary place close to the city 1 Franklin Town should be on your list, but weigh the pros and cons accordingly. |
